What Maps Can Tell You Before Moving to an Unfamiliar City

Most people research a new city the same way. Listing photos, a rental filter set to a price ceiling, maybe one long weekend spent driving around with the windows down.

Then the lease gets signed and the nearest grocery store turns out to be fifteen minutes away, in the wrong direction, across the one intersection everybody in town complains about.

Maps carry more signals than that. Using maps before moving won’t tell you everything about a place, but a couple of hours with public geospatial data will change which neighborhoods stay on your shortlist. Many of the most useful layers are freely available.

Start With What’s Within Reach 

Straight-line distance is a poor proxy in most cities. Two miles is nothing in a flat grid town with wide arterials, and it’s a twenty-minute crawl in a place split by a river with three bridges. What you want is travel time, not radius.

That’s what an isochrone shows: a polygon covering everywhere you can reach in ten, twenty, or thirty minutes from a fixed point, calculated along the road or transit network. Several routing tools built on OpenStreetMap data offer free ways to generate them, though rate limits and coverage vary by service.

The shape carries information on its own. Narrow extensions or abrupt gaps can point to bridges, limited crossings, physical barriers, or a road hierarchy that funnels everything through a few links. Draw one around each address you’re considering, then count what falls inside.

Commute Patterns Look Different on a Tuesday at 5 P.M. 

Live traffic on a Sunday afternoon won’t tell you much about a weekday commute. Many major mapping and routing apps let you set a departure day and time, then estimate conditions from historical traffic patterns for that slot. Check the slots you’d be traveling in, both directions, on a weekday.

For the wider pattern, the Census Bureau’s OnTheMap application maps home-to-work flows down to the census block using LEHD origin-destination data. It isn’t a congestion model, so it won’t estimate your drive time. What it can show is the dominant direction of home-to-work travel, which tells you whether your commute would follow the area’s broader employment flows or run against them.

The underlying LODES data currently reaches 2023 for most states, though 2023 figures aren’t yet available for Alaska and Michigan. The lag doesn’t hurt this exercise, since you’re looking at settled employment and commuting structure rather than this month’s traffic.

Transit deserves the same scrutiny. A stop 200 feet from the front door means little if only a handful of trips serve it each day. Schedule and route data are represented in the agency’s GTFS feed, and many transit apps surface that information without making you parse the files yourself.

Terrain, Streets, and What Shows Up in Bad Weather 

Street-level imagery is underrated here. Check the capture date, then look at what nobody photographs for a listing: sidewalk condition, drainage grates, how the parking is arranged, how much of the road sits under tree canopy.

Elevation matters more than people expect, and not only for flood zones. A property in a local depression can take on more surface runoff depending on drainage and surrounding terrain. Grade affects access too, which comes back around on moving day.

For flood risk specifically, FEMA’s Flood Map Service Center lets you search an address and pull the effective flood map, including the property’s flood zone designation. That designation is a starting point for evaluating risk and for understanding whether a lender may require flood insurance, since mandatory purchase generally applies to federally backed mortgages on properties in a Special Flood Hazard Area. The underlying National Flood Hazard Layer downloads as GIS data if you’d rather work with it directly.

Northern cities often publish snow routes and plow priority maps through their open data portals. Priority route or last street cleared is the kind of detail that never comes up during a July viewing.

The Honest Version of “Ten Minutes Away” 

Schools, groceries, urgent care, parks, whatever you use weekly. The trick is counting what falls inside the isochrone rather than measuring to the nearest one. Nearest is a straight line. Inside the polygon is what you’d live with.

A few things people skip:

  • Whether the park across the road has a crossing, or six lanes and no signal
  • How far the closest emergency department is at 2 a.m. versus 5 p.m.
  • Which side of the arterial the grocery store sits on, since left turns at rush hour are their own small tax
  • Whether the school your kids would attend is the nearby one or the one three neighborhoods over

Attendance boundaries don’t necessarily follow neighborhood boundaries, and many districts publish attendance areas as GIS data or interactive maps. Pull those before you fall for a listing that name-drops a school.

Map the Trips You Repeat 

Plot the trips that happen every week, not the ones that happen twice a year. Home to work. Home to school. Home to the gym, the in-laws, the pharmacy that carries your prescription.

Then check whether those points cluster or scatter. A house between the three places you go most can beat a nicer house that turns every errand into a separate trip. Easy step to skip when you’re sorting listings by price.

Turning the Map Into a Moving Plan 

Everything above is about choosing the address. The same data answers a narrower question once that’s settled: can a truck get to it?

Street width, one-way restrictions, low clearances under rail bridges, permit parking zones, loading zones with time limits. All of it is mappable, and all of it shapes what moving day looks like. Measure the distance from legal truck parking to the front door while you’re at it. That carry distance affects both the estimate and how long the day runs.

Buildings pile on their own constraints. Elevator reservations, dock hours, gate codes, HOA rules about when trucks can sit on the street. Confirm those before the truck is booked, not after.

The more of this you can establish before booking, the easier it is to give the mover a clear picture of the job. Access, parking, loading conditions, and carry distance are all simpler to read off a map than to describe over the phone. Before You Sign Anything 

None of this takes long. An afternoon if the city publishes decent open data, longer if you get curious and start pulling shapefiles.

The point isn’t to model the city. It’s to replace a handful of assumptions with something you can look at, while the lease is still unsigned.
