The Lot Data To Check Before Anyone Designs A Deck

A homeowner in Central Massachusetts pulled his own parcel map before he called anyone. Contours, the septic reserve area outlined in dashes, a wetland buffer line the conservation commission drew years ago, all of it sitting on the town viewer for free. Then he measured the drop from his walkout door to the lawn at twelve feet, and hit ledge at eighteen inches with a probe rod. Three attached deck plans had already died on those numbers. The plan that finally worked came from a deck company MA homeowners hire for difficult lots, and it began by giving up on the house wall entirely. Read the site data first and the design mostly writes itself, skip it and you pay twice to learn what the parcel already said.

Grade Drop Decides Attached Or Freestanding

Grade is the first number that decides everything downstream. Measure from the door threshold to finished grade where the far posts would land, not to the nearest patch of lawn. At a twelve foot drop an attached deck becomes a tall post structure whose lateral loads funnel back through one ledger connection into the house rim joist, and the framing bill climbs with every foot of post. Sited downhill on level ground, a freestanding frame keeps posts short and the connection details simple. The mechanism is easier to see at the water: an attached deck is a pier bolted to a seawall, and a freestanding deck is a floating dock.

Ledge Depth Rewrites The Footing Plan

Ledge at eighteen inches is not something to discover with a shovel on install day. Frost depth in this part of Massachusetts puts footings around four feet down, and bedrock at a foot and a half makes that hole a job for a hammer rig. The pattern that turns up most often on half acre lots out here is partial ledge, where two footings reach depth and three stop on rock, so the crew pins to the rock face with epoxy anchors and a bearing plate instead. That is a legitimate detail. It belongs in the drawing and in the price, though, not in a change order handed over on day two.

Setbacks And Buffers Move The Footprint

The septic reserve area is the constraint homeowners forget, because nothing above ground marks it. It lives on the approved system plan on file with the board of health, and in most Massachusetts towns a post landing inside it stalls the permit rather than the inspection. Wetland buffer widths vary town to town, so the conservation office is the only place to settle yours. Any deck company MA homeowners talk to should be asking for the plot plan and the parcel map before quoting a footprint. When nobody asks, that is information about the quote.

Utility Marks Come Before Any Hole

Call 811 before any footing hole is dug. Not the morning of, and not once the auger is already on the trailer. OSHA’s excavation standard, 29 CFR 1926.651, requires that the estimated location of underground utility installations be determined and the utility companies contacted to establish that location before excavation starts, and a deck footing is excavation. Gas and electric services rarely run where people assume, especially on a lot where the driveway or the septic was redone at some point. Hand digging is not an exemption. If a mark is faded or unclear, stop and have it re-marked.

The builders’ associations say it without hedging. In April 2026 the National Association of Home Builders published a jobsite reminder that contractors must contact 811 a few business days before every dig, no exceptions, and put the avoided-strike rate at roughly 99 percent when that call actually gets made. Ninety-nine percent, for one free phone call, is an easy trade.

Does A Freestanding Deck Still Need A Permit?

In nearly every Massachusetts town, yes, and the review is where the reserve area and buffer questions get asked out loud. What triggers a permit and what the building department wants to see varies by municipality, so their own handout is the only answer that holds for your address. Ask before the design is final rather than after.

How Do I Find My Septic Reserve Area?

The approved septic plan on file with your board of health shows it, and most towns will pull that file for a homeowner who asks. The assessor parcel map gives you lot lines and often the buffer line, but not the reserve. Overlay the two and the buildable envelope for a deck usually resolves itself in about ten minutes.

Read The Site First, Then Build

The order matters more than the budget does. Contours, ledge depth, reserve area, buffer line, then locate marks, and only then a design shaped to what the lot actually allows. The homeowner with the twelve foot drop waited most of a year for his deck, and nearly all of that went to plans that could never have been permitted. His lot had been telling him what to build the whole time.
