The Deck Bill Nobody Adds Up Arrives In Year Twelve

August 11, 2026 By GISuser

Two quotes sat side by side on a kitchen island in Newburgh, both for the same 320 square foot second story deck. The pressure treated wood number came in lower by about a third, which is the moment most people start asking what composite decking Evansville IN crews are really charging for. Neither page said anything about the twenty five years that follow the last screw. That omission is the argument of this article: on a realistic hold period, the deck that costs more to build is usually the cheaper deck to own, and the point where that flips arrives earlier than most homeowners guess. Sanding, stripping, restaining, the occasional cupped board pried out and swapped. None of it appears on page one of an estimate.

Board Price Is The Smallest Number Involved

Start with what actually varies between the two bids. Framing, footings, ledger flashing, post bases and rail hardware cost about the same whether the walking surface is southern yellow pine or a capped composite board, so the premium applies to one layer of the job rather than to the whole structure. Say the decking and fascia land at $4,200 on the wood version of that 320 square foot deck and $7,100 on the composite version, an illustrative spread but a fair one for a second story build. The gap is real. What the gap leaves out is that only one of those two surfaces costs money again.

Upkeep is where the columns separate. Let’s Renovate put the split in July 2026 at under $20 a year in cleaning for a composite deck against $400 or more annually for a wood deck that gets stained and sealed on schedule. Those are market averages rather than a quote for your address, and the wood figure assumes an owner who keeps up with it. Skipping a few years does not save the money. It moves the money into a bigger repair later.

Wood Upkeep Compounds While Composite Sits Still

Southwestern Indiana is hard on lumber. Humid summers off the Ohio River, freeze and thaw cycles running through February, and a second story deck taking full afternoon sun on its south rail. Job after job, what turns up is the same sequence: a stain that held beautifully for two seasons, a third year where the horizontal boards go chalky while the rails still look fine, then a fourth year of pressure washing that fuzzes the grain and shortens the next coat.

A homeowner in a Newburgh subdivision kept every receipt on his wood deck for eleven years. Stain and supplies most springs, a contractor for two of those years after his knee gave out, plus eighteen boards pulled and replaced in year nine. He never added the column up until he was preparing to sell.

Composite over the same stretch needs a bucket of soapy water and an afternoon.

Year Twelve Is Where The Curves Cross

Run both decks forward on the same 25 year hold and the ranking changes. The wood build starts roughly $2,900 ahead on that illustrative surface line. Then it starts sending a bill every spring: call it $300 in materials and a weekend of your own labor if you do it yourself, closer to $850 when a crew handles it on a second story where they are working off ladders and staging. Averaged across two decades, even the do it yourself path is spending in the neighborhood of $400 a year, which lines up with the market figures above.

Twelve years in, cumulative upkeep on the wood deck has swallowed the entire construction discount, and every season after that runs at a loss against the composite. That is assuming nothing goes wrong. Add one structural repair, a set of rotted stair stringers or a ledger that needed reflashing after water tracked in behind it, and the crossover pulls forward by two or three years. The material you choose decides how much of the next two decades you spend maintaining a deck instead of using it. Capped composite is not maintenance free, whatever a brochure claims, since it still needs washing and it can scratch under a dragged grill. It simply does not need a chemical program.

Height matters more than square footage in this calculation. Anything above grade means ladders, staging, and a crew that cannot walk a sander straight out onto the surface, so the labor multiplier on refinishing sits well above what a ground level deck sees. That is why the 320 square foot deck in this example behaves like a much larger one on the maintenance side of the model. Area sets the material bill, and elevation sets the recurring one.

Model The Hold Period Before Picking Boards

Pick the hold period first, then pick the boards. A homeowner listing the house in four years is running a genuinely different calculation than one who expects to hand the place to a kid, and only the second one is repaid by the upfront premium. Ask any contractor quoting composite decking Evansville IN homeowners live with year round about the warranty term on the cap, the fastener system, how the substructure is protected, and what happens if one board fails in year eight, because a 25 year surface sitting on a 12 year frame is a poor trade. ACE has been building in the Tri-State since 1976 and keeps the design, the framing, the surface and the warranty conversation inside one contract, which matters on the day a board problem turns out to be a framing problem. Model the whole hold. Year twelve is the number that decides it.
